We are writing this letter to express our confidence in Terry Butts and recommend him as a real estate agent. Last summer, Terry served as our agent for both selling our home in Riverdale and buying our present home. We found him outstanding with regards to both transactions. We have four young children including a then newborn and we were interested in only a house large enough to make the move worthwhile but still within walking distance of Frankdale Community School. Hence, we had looked informally for awhile and met many real estate agents. When we retained Terry, he paid careful attention to what our specific needs were. When the house we bought was listed, he notified us immediately, indeed, within and hour. He arranged for us to see the house quickly, despite tenants, largely because he had a good rapport with the vendors agent. … Our feeling overall was that despite a housing market in Prime Riverdale that favours the seller, we managed to buy a great house at a reasonable price, largely because of Terry. What we then prepared to sell our old house, Terry also played an invaluable role. He had not pressured us (as others had) to sell our house first, which we certainly appreciated. He gave us very realistic advice on our asking price and assured us it would sell quickly at that price. And indeed by the time we were to waive the finance and building inspection conditions on our new house, we already had an offer at the asking price. This was tremendous relief for us and certainly made the buying of a new home much less stressful. When a problem arose for the buyer concerning the furnace,, Terry acted promptly to ensure that an amiable solution was reached. In general, throughout the process Terry was excellent at keeping us informed. He is also extremely knowledgable, aware of who to call if an issue arises, the different features of the neighbourhoods, etc. Without a doubt, should we need the services of a real estate agent again (Heaven forbid!), we would immediately contact Terry Butts.

I met Terry over 5 years ago as he was hosting an open house. I enjoyed our conversation and so when my daughter was looking for a place to buy, I didn’t hesitate to suggest to her that hiring Terry would be a good idea. Since I have rented out properties for over 30 years my daughter also wanted my assistance in finding a place. It was important to us to have an agent who was easily able to listen to the three of us – my daughter, and her partner, as well as me and my own ideas about comparing various sites. Terry managed all this very well with a “matter of fact”, “down to earth” attitude. and his skills in home repair and renovation were very helpful in evaluating the quality of the various houses he showed us. We felt as though he was taking the same amount of care in working for my daughter as he would if he were choosing his own home. Obviously we trusted Terry and found him to be both honest and sincere. Terry continues to keep in contact with us through e-mails providing us with more information about the real estate market as well as household hints – he has even dropped by with a gift such as a package of markers to cover scrapes on wooden furniture and floors. Terry obviously enjoys his role as a real estate agent and in effect helps to build community life both through his participation in charitable events as well as through his role as a conscientious real estate agent.
